Commercial roofing systems we install
Flat and low-slope commercial roofs fail differently than residential shingle roofs. Water pools instead of running off, penetrations multiply across HVAC curbs and vents, and a slow leak can damage inventory or equipment long before anyone notices. The right system depends on your building’s slope, existing membrane condition, drainage layout, and how long you need it to last. Here is what we work with:
| TPO Membrane | Thermoplastic polyolefin is the most common system on flat commercial roofs in this climate. Heat-welded seams, strong UV resistance, and a white surface that reflects heat well. Works on most flat and low-slope decks and is usually the cost-effective default when the existing membrane has reached the end of its life. |
|---|---|
| PVC Membrane | A heat-welded single-ply membrane often chosen for restaurant roofs and other buildings where grease or chemical exposure from rooftop exhaust would shorten the life of other membranes. |
| EPDM Membrane | A synthetic rubber single-ply membrane with a long track record on low-slope roofs. Common on older commercial buildings, and repairable when seams or flashing start to fail. |
| Modified Bitumen | Two-ply torch-applied or cold-adhesive system that handles ponding water well. A good choice for roofs with complex drainage, high foot-traffic areas, or older buildings where the deck condition is uncertain. The granulated cap sheet gives it impact resistance that single-ply membranes do not have. |
| Metal Roofing | Standing-seam and R-panel systems for commercial applications. Works on buildings with enough pitch to shed water and for owners who want a long service life with minimal maintenance. R-panel is the lower-cost option for agricultural and light-industrial buildings. Standing seam is the right call when longevity and aesthetics both matter. |
| Roof Coatings | Silicone and elastomeric coatings applied over an existing membrane that still has structural integrity. Not a repair for a failing roof, but an effective way to extend the life of a roof that does not yet need full replacement. Substantially cheaper than a tear-off when the existing substrate qualifies. |

What we inspect on a commercial roof
A flat or low-slope roof has a longer list of failure points than a residential shingle roof. Our inspection covers the full system:
- Membrane condition. Blistering, splitting, punctures, and seam separation are the most common failure modes. We document location and extent on all of them.
- Flashing at walls, curbs, and penetrations. HVAC curbs, pipe boots, skylights, and parapet walls are where flat roofs fail most often. Each one gets photographed.
- Drainage. Internal drains, scuppers, and gutters. Blocked drainage is the leading cause of accelerated membrane wear on flat roofs in Houston.
- Deck condition. Where we can access it, we check for delamination, rot, or soft spots that would affect the new system’s attachment.
- Existing insulation. On re-cover projects, insulation moisture content matters. Wet insulation under a new membrane traps heat and destroys the roof from below.
Commercial roofing services
- Commercial roof inspection. A walk of the whole roof with photographs of every condition and a written report. Request a commercial roof inspection.
- Commercial roof repair. Seam failures, punctures, flashing at curbs and walls, and blocked drainage — fixed at the source, not patched over.
- Commercial roof replacement. Tear-off or re-cover with the system that fits the building, the budget and how long you plan to own it.
- Emergency commercial leak response. Commercial leaks go to the front of the line. Call (281) 202-4382.
- Preventive maintenance. Scheduled maintenance agreements that catch small problems at drains, seams and penetrations before they turn into leaks.
- Roof coatings and restoration. Silicone and elastomeric coatings to extend a sound membrane’s life when replacement is not yet needed.

How commercial roofing quotes work
We do not quote commercial roofing over the phone. The price depends on square footage, existing membrane condition, the number and type of penetrations, whether the deck needs repair, and which system you choose. A building we can walk in two hours and a building we need a full morning on are priced differently, and no honest contractor can skip that step.
What you get after the inspection: a written scope of work with line-item pricing, photographs of every condition we found, and a clear recommendation on repair versus replacement. You keep the report whether or not you hire us.
Service area for commercial roofing
We work on commercial properties in Richmond, Rosenberg, Sugar Land, Missouri City, Stafford, Katy, Fulshear and across Fort Bend County, plus the Highway 6 corridor and west Houston. Call and we will tell you whether your building is in range.
“Cannot recommend these guys enough. We had an emergency roof replacement need and they were incredibly responsive and professional from beginning to end. They were on site the next day with a quote by the afternoon. The job was completed two days later. Their price was market-competitive and they did a great job.”
Common Questions
What is the difference between TPO and modified bitumen for a commercial roof?
TPO is a single-ply membrane welded at the seams and is generally faster to install. Modified bitumen is a two-ply system that handles ponding water and foot traffic better. Which one makes sense depends on your roof’s slope, drainage layout, and existing condition. We explain the trade-offs on the inspection.
Can you coat a commercial roof instead of replacing it?
Sometimes. A silicone or elastomeric coating can extend the life of a roof whose membrane is still structurally sound but has reached the point of minor surface deterioration. If the membrane has failed seams, significant blistering, or wet insulation underneath, a coating is not the right answer — it seals problems in rather than fixing them. We tell you which situation you are in after we look at it.
How long does a commercial roof replacement take?
A straightforward flat-roof replacement on a single-story commercial building typically takes two to four days once materials are on site. Larger buildings, complex penetration layouts, or jobs where we uncover significant deck damage take longer. We give you a schedule on the written quote.
Do you handle commercial roof repairs as well as full replacements?
Yes. A leak at a single penetration or a localized seam failure does not always require a full tear-off. We assess what the repair scope needs to be and tell you honestly when a repair will hold versus when you are patching something that is going to fail elsewhere in the next season.
What commercial roofing systems does CS Roofing Concepts install?
TPO, PVC and EPDM single-ply membranes, two-ply modified bitumen, standing-seam and R-panel metal, and silicone or elastomeric roof coatings. We recommend a system after inspecting the roof, based on the deck, drainage and how long the owner plans to keep the building.

How much does a commercial roof cost in Fort Bend County?
It depends on the roof’s square footage, the system chosen, the condition of the existing membrane and deck, the number of penetrations and curbs, and whether it is a tear-off or a re-cover. We do not quote commercial roofs by phone; after an inspection you get a written scope with line-item pricing so you can compare bids line by line.
How fast can you respond to a commercial roof leak?
Commercial leaks go to the front of the line. Call (281) 202-4382 during business hours, Monday through Friday 8am–5pm and Saturday 8am–12pm, and tell us it is an active leak on a commercial building.
