What we take on
- Water damage repair. Ceilings, drywall, insulation and flooring after a roof leak — including fixing the leak that caused it, which is not always the case when you hire these out separately.

Where hiring one contractor actually helps
Most remodeling jobs do not need a single contractor for the whole exterior and interior. But some do, and those are the ones that go badly when they are split up. A leak that stained a ceiling involves a roofer, a drywall contractor and a painter, and if you hire all three separately, each one waits on the last and nobody owns the outcome. When the same company does the roof repair and then the ceiling, there is one schedule and one person answering for the result.
The same logic applies to a few other combinations we see constantly: a bathroom remodel where the vent fan has been dumping humid air into the attic for a decade, a kitchen where the window above the sink has been leaking behind the cabinet run, and a patio cover that needs a low-slope membrane rather than the shingles somebody put on it. In each case the visible job and the hidden cause are on opposite sides of the ceiling.
Doing water damage in the right order
This is the work we get called for most, and the order matters more than anything else about it:
- Stop the water. Nothing inside gets touched until the source is found and fixed. Repairing a ceiling under an active leak is money set on fire, and we will not do it.
- Open it up and find the actual extent. A stain the size of a dinner plate on the ceiling routinely means a wet area several times that size in the insulation above it. Moisture readings, not guesswork.
- Dry it properly. Wet insulation comes out, the cavity gets dried, and we confirm it is dry before anything closes. Closing a wet cavity in Gulf Coast humidity is how you get mould in a room that looks perfect.
- Rebuild. Drywall, texture matched to the rest of the room, prime and paint. Ceiling texture matching is a real skill and a bad match is visible forever.
- Flooring and trim last. After the ceiling work is done, not before, so the finished floor is not the surface everything else is dropped on.
What matters in a Fort Bend house specifically
- Bathroom and kitchen ventilation. Fans must terminate outside the building, not into the attic. A surprising number around here do not, and the roof deck above them pays for it.
- Foundation movement. Expansive clay moves houses. Doors that stick and cracks that reopen at the same corner are worth understanding before you spend money on tile that will crack in the same place.
- Humidity and material choice. Luxury vinyl plank and tile behave far better here than laminate in rooms that see moisture.
- Window flashing. A replacement window that is not flashed and integrated with the wall barrier will leak eventually regardless of how good the window is.
How we scope and price it
Remodeling estimates go wrong in one of two ways: a number so vague it can be revised upward at will, or a number so low it was never going to hold. We scope line by line after a walkthrough, state material allowances explicitly so you can see exactly what changes if you upgrade a tile or a faucet, and put in writing what happens if we open a wall and find something nobody could have known about. Change orders get priced and agreed before the work happens, not added to an invoice at the end.
We will also tell you when a project is outside what we take on. Structural additions, major electrical and plumbing reconfiguration and anything needing significant engineering are frequently better served by a dedicated general contractor, and saying so at the start is cheaper for everyone than discovering it halfway through.

Do you do full home additions?
Talk to us about the specific project. Scope, permitting and structural requirements vary enormously, and we would rather tell you honestly at the start that something is outside what we take on than find out halfway through.
Can you repair the ceiling after fixing my roof leak?
Yes, and this is one of the most common reasons people call us for both. We stop the water first, let things dry properly, then repair the damage inside.
How do you price remodeling work?
Line-item scope after a walkthrough, with material allowances stated clearly so you can see what changes if you upgrade a selection. We would rather have that conversation before the job than during it.
Can I live in the house while the work is going on?
For most single-room projects, yes. A kitchen with the sink and range out for a stretch is the one people find hardest, and we will tell you realistically how long that period is before you commit.
Will the new ceiling texture match the rest of the room?
We match it as closely as the existing texture allows, and on a heavily patterned ceiling we will tell you honestly when the only way to make a repair invisible is to redo the whole ceiling plane.

How long before you can start?
